Monark Management is seeking value-add, opportunistic acquisition, redevelopment, and
development opportunities.  We offer fully discretionary capital and are able to close quickly via
internal line capability.  We are seeking all property types, including land, office, retail, industrial,
multifamily, for-sale housing, hotel, and mixed use.

The types of transactions we consider are:
Redevelopment, repositioning, change in use opportunities
REO, non-performing, sub-performing debt
Corporate divestitures, excess real estate, buildings or additional development sites
Portfolio acquisitions
Recapitalization of existing transactions
Land acquisitions with entitlement risk, property acquisitions with re-entitlement risk
High loan to value, mezzanine, or first loss, "B piece" loans provided, fund can
underwrite underlying asset value
Deferred maintenance, vacancy issues, near-term debt maturity which necessitates a
sale, opportunity to invest capital, lease-up and sell as a stabilized asset
